Lavington
First thing people notice about Lavington, honestly, is that there isn’t too much going on. No drama. Fifteen to twenty-five minutes to the CBD on a good day, worse if there’s a school run happening at the same time, and there usually is one because Lavington has a wide array of international schools, so if convenience when doing a school run is important to you, Lavington is a great choice.
Prices for Lavington townhouses sit somewhere between KES 35 and 80 million, most of what we’ve seen landing closer to the middle of that. Rental yields usually land at around 5 to 6 percent. Looks good on paper. In practice vacancy periods and how well the building’s actually managed matter just as much or maybe more which is something a lot of buyers don’t think about until they’re the ones dealing with it.
Families moving up from Westlands or Kilimani end up here a lot. Executives too. People who want the city close but don’t want the hustle and bustle the city brings. If you’re searching for apartments for sale in Lavington more broadly, you’ll notice the same pattern, this is a suburb that rewards buyers who want convenience without giving up on lifestyle entirely.
Karen
Karen has space, that’s the first thing. Big compounds, mature trees, streets that actually feel residential instead of just zoned that way on paper. Whenever we see buyers asking if there is property for sale in Karen, we already know what they want is space and exclusivity, the appeal hasn’t really changed in years.
Two-bedroom units, usually go for around KES 55 million. Four-bedrooms, closer to 80. The high end properties land somewhere around 80 to 110 million, which has flattened this year.
Thirty-five to fifty minutes into town every single day. Sounds fine until you’re actually doing it for a few weeks straight. One more thing that doesn’t show up in most comparisons, Karen’s appeal isn’t just the size of the plots, it’s the schools nearby. Karen is known for hosting some of the most prestigious international schools in Kenya, primarily offering the British National Curriculum (Cambridge) or North American System. Karen is a prominent, leafy suburb that gives you the feeling of you’re not really in the city anymore even though you technically are.

Runda
Runda usually attracts diplomats, UN staff, and diaspora citizens coming home with money and, a strong preference for not being bothered. That’s Runda in a sentence, and it’s part of why Runda real estate tends to move differently from the rest of this list.
Gated townhouses start at KES 35 to 65 million, standalone villas land at around KES 90 to 150 million. Appreciation has sat around 4 to 5 percent last year. We’ve watched listings sit for months and then suddenly move once the right buyer shows up, which happens more than you’d think. Rental yields in Runda run lower, from 3 to 4 percent, but the tenants tend to stick around, since embassy postings and diaspora returnees aren’t exactly known for moving out every twelve months.
Loresho
We think buyers underestimate this one more than any other suburb on the list, and it’s honestly a bit frustrating to watch happen. Searches for townhouses in Loresho are not as many as for Karen or Lavington, even though the value case is arguably stronger.
Three-bedroom compounds, go for roughly 18 to 35 million. Four-bedrooms, 28 to 55 million. For that you’re often getting something genuinely close to Karen or Runda. We don’t have hard numbers on how the appreciation actually plays out here over ten, fifteen years. What we do have is agents describing something slower, more compounding, what is referred to as generational lock-in. What we mean by that is that the value doesn’t spike and attract quick flips, it builds slowly enough that the people buying in tend to be holding for the long run, not looking for a fast resale.” Whether that holds up is the part worth watching. Not something we’d put a number on yet.
Loresho attracts school-age families, corporate professionals in their 30s and 40s, and mid-tier embassy staff make up most of the buyer pool here, all chasing roughly the same thing, comparable luxury at a meaningfully lower entry point.

Nyari
Nyari Barely has a townhouse market, if we’re honest. Mostly standalone homes, half-acre plots, families who’ve been there long enough that nothing really turns over anymore. What exists starts above KES 40 million. People who end up here lead with peace and quiet first. The property type’s almost an afterthought at that point. If you’re specifically hunting for a townhouse, Nyari probably isn’t where you’ll find the best selection, but if the lifestyle is the actual draw, it’s worth a drive through regardless.
